Real estate is still one of the soundest investments available, and with a fairly modest financial investment, properties can be bought and sold for a nice profit and the future continues to look bright.

A major barrier to success for someone who is starting real estate investing is the steep learning curve. Investing in real estate, regardless of where you live, is a complicated business, and if you don't do your homework, you're chances of succeeding will be similar to the odds of winning the lottery. So stack the odds in your favor by learning everything you can about real estate investing before diving into the pool!

To a lot of newcomers, the actual process of buying and selling properties can seem overwhelming. The best way to deal with all of this new information is to break it down into a step by step business plan.

Compile a list of specific goals you want to achieve, with a time frame for each goal. It doesn't matter how big or small each goal is, just as long as you achieve it. Your plan should include which type of investment you want to begin with. This will vary, depending upon the amount of start up capital available as well as your tolerance for risk.

Don't get discouraged if you make less profit than anticipated or even break even with your first few real estate transactions. The experience gained with each transaction will be a valuable asset as you move forward. Developing your skills at evaluating properties, negotiating, marketing, financing, etc., will go a long way towards helping you become a successful investor.

Of course, earning a profit as well as gaining experience would be the ideal scenario for the newcomer who is starting real estate investing.

Consider the amount of time you are willing to commit. Learn about the market, different types of financing, insurance, contracts, legal rights and requirements, taxes and the many other aspects of real estate investing. Of course, you will also need to establish a relationship with a lender.
